About Softwash

Softwash is a new, environmentally-friendly alternative to pressure washing

Instead of the harsh effects from pressure washing, property owners can have cleanings done without the damage normally associated with pressure washing.

Softwashing was developed by engineers in plant sciences and horticulture. These engineers knew that the bacteria, molds, fungi, and algae growing on the exterior of buildings were more closely associated with an infection than a stain. Experts combined the technology of treating pests and fungus on plants with compatible cleaning chemicals, thereby inventing a method of “softwashing.”

The main culprit of most staining that causes prevalent black streaks is a bacteria called Gloeocapsa Magma. Many of the organisms that grow on a roof and surfaces, including mildew, algae, bacteria, moss, lichen, and fungi, copulate in the warm, moist environment created by a roof.

Before Cleaning
  1. Initial pretreatment inspection of the home from your inquiry
  2. Presentation of recommended services
  3. Schedule date and time frame of cleaning of your choosing
  4. Email with instructions on what to do before cleaning
Day of Cleaning
  1. 2nd inspection of the home
  2. Take pre-cleaning photos before softwashing begins
  3. Property protection: includes bagging and taping all outlets, meters, boxes, or fixtures around the home to help ensure moisture stays out during cleaning
  4. Plant protection: even though we use 100% biodegradable solutions, we still take the extra step in ultimate plant protection by covering nearby landscaping/delicate plants with breathable Tyvek when needed
During and After Cleaning
  1. Treat all surfaces: when choosing us for siding softwashing, this means everything will be sanitized! Soffits, fascia, windows, walls, gutters and shutters for complete cleaning
  2. Rinse down all treated surfaces and nearby landscaping
  3. Pure water window rinse (if added to estimate)
  4. Plant wash to neutralize overspray cleaning solutions (adds vital nutrients to help feed and fortify plants)
  5. Clean-up work environment
  6. Final post-treatment inspection and post cleaning photos
  7. Email with instructions on what to do after cleaning and before/after photos of your property
  8. Email receipt and final report for your records (roof warranties require evidence of maintenance)
